In lieu of signatures, payment by guest constitutes acceptance of this Rental Agreement. All guests staying at or visiting the property are jointly and severally liable under this Agreement.

AGE REQUIREMENT: Guest acknowledges they are at least 25 years of age.

AVAILABILITY: In the unlikely event circumstances beyond our control prevent us from providing the exact property you request we may (a.) cancel the reservation and refund all amount paid, or (b.) transfer your reservation to a comparable or superior unit managed by Breckenridge Cabin Company. Our maximum liability for damages incurred due to the unavailability of the reserved property shall be limited to the total amount of fees paid.

PAYMENTS: If payment of the total amount due is not received prior to arrival, the reservation will be canceled. You hereby authorize the booking agent, Breckenridge Cabin Company, to charge the credit card used to secure the reservation for any additional amount due under this Agreement.

CANCELLATION POLICY: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 14 days before check-in. No refunds for cancellations made within 14 days of check-in.

OCCUPANCY: Exceeding the occupancy advertised for this property will result in a $500 fine, eviction, or both.

LAWS, HOUSE RULES, AND REGULATIONS: You agree to comply with all statutes, ordinances, and requirements of all local, state, and federal authorities. No parties, events, loud music, or smoking (of any kind) are allowed inside the premises or outside on patios/decks. A $500.00 fine and/or eviction with no refund may immediately result in violations of any laws, rules, and regulations. If legal action is necessary, you agree to be responsible for all legal fees for both yourself and Breckenridge Cabin Company.

PARKING: You will be provided with a parking pass for condo rentals and must obey parking rules set by the governing body of the property you are a guest at. Failure to display the pass and follow guidelines may result in your car being towed at your expense.

CHECK-IN TIME: 4 pm MST. CHECK-OUT TIME: 10 am MST. It is important you honor check-out times as housekeeping has a tight schedule to prepare for the next guest.

DAMAGES: You are responsible for any damage or unreasonable wear and tear to the vacation rental unit, including all contents, that occur during your stay. Please notify us of any existing damage to the unit immediately upon arrival to avoid liability. No waxing of skis or snowboards is allowed on the premises. Damages, missing linens, or other contents will be charged to your credit card.

LOST ITEMS: Breckenridge Cabin Company is not responsible for the loss of money or property of any kind. If something is left behind, please contact us and we will search for it.

NON-SMOKING: All properties managed by Breckenridge Cabin Company are non-smoking.

PETS: Pets of any kind are not allowed unless explicitly authorized by Breckenridge Cabin Company for specific circumstances in a specific property for specific dates of stay.

OCCUPANCY: Any gathering at a rented property must not exceed the advertised occupancy for that property.

ASSUMED RISK: This property is in a high alpine environment and is subject to low oxygen, heavy snow, freezing, and slippery conditions. Use of the property, as well as hot tubs, swimming pools, or other amenities, are at your own risk.

ACTIVITIES/ACTIONS OF OTHERS: Breckenridge Cabin Company has no control over possible construction activities or any actions of others which may impact your stay. We will notify you at the time of booking of any possible issues we are aware of. Beyond that, we cannot make any representations or warranties as to anything else which may occur.

INDEMNIFICATION AND WAIVER: You agree to hold harmless the property owner and Breckenridge Cabin Company from any and all liability for costs, expenses, claims, disputes, litigation, judgments, and attorney fees resulting from loss, damage, or injury to you, your guests, or licensees, or their personal property arising out of your, your guests, their invitees, and licensees occupancy or use of the property, except for injury or damage caused by the gross negligence of the Released Parties. This waiver is intended to be a full and complete waiver and release of the Released Parties from any and all present and future claims.

INSURANCE: You acknowledge that the property owner and Breckenridge Cabin Company’s insurance does not cover you, your guests, and inviteeā€™s personal property, including vehicles, against loss or damage due to; fire, theft, vandalism, rain, snow, water, criminal or negligent acts of others, or any other cause.


Please do not leave trash outside due to the local wildlife.

Access to common area amenities are maintained by the HOA and cannot be guaranteed by Breckenridge Cabin Company. We will communicate closures when we are informed of them.

Guests are expected to treat the home as they would their own. Turn off lights when not in the room or at home, cover items in the microwave, remove shoes while inside etc.

There is no air conditioning.

ATTORNEY FEES: In any action or proceeding involving a dispute arising out of this Agreement, the prevailing party will be entitled to reasonable attorney fees and costs incurred in enforcing this Agreement.

NOTICES: All notices to be delivered under this Agreement may be delivered via email.

ENTIRE AGREEMENT: The foregoing constitutes the entire agreement between the Parties.
